Repair & Maintenance

I would like to touch up the paint on my front door and/or trim. What color paint should I purchase?

Homeowners who would like to perform touch up painting may purchase Sherwin-Williams brand paint. Sherwin-Williams has discontinued some paint colors, but this only means that paper swatches are no longer available for customers to take home. Sherwin-Williams maintains records of the tints used to make each paint color so homeowners simply need to know the paint color name AND paint color number to purchase the correct paint. Click here for a color palette that lists the colors used by the developer throughout Barclay Park. Homeowners can reference the community site plan to verify their building number.

What is the Association’s responsibility for repainting within my unit when a repair is made?

Any interior painting done by the Association will only re-cover the immediate area of the repair (i.e., the area discolored by whatever leak may have been repaired at Association expense) in the listed builder’s original color (or using an owner-supplied alternative available on-site at the time the painter is ready to do the work). Any extra area(s) of the UNIT repainted to achieve a “match” with the changes in the shading or the variety of paint over time are the responsibility of the unit’s owner, rather than the association. (Note: the UNIT is defined in the owner’s deed as including ALL paint within the unit.)

What is the paint code for my unit’s interior? (Paint from the builder.)

The builder chose 3 basic Sherwin-Williams colors for the interiors: Aria Ivory (SW1109), Zurich White (SW1039), Off White (SW1095). The actual color picked is listed in the original purchasing agreement of the unit. It is either one (1) of the three (3) colors throughout the house, or two (2) of the three colors for the two-tone option. The paint type is flat except for the doors and trims, which is semi-gloss.

How do I make a service request?

Maintenance requests should be submitted to Meadow. Homeowners can submit service requests in various ways:

Email service@meadowmgmt.com. Include your name, address, phone number, and a description of the problem or requested service.
Stop by in person to the Onsite Operations Center, and complete a service request (available outside). If the office is closed, place it in the mail slot. Note: The drop box is for service requests only. Do NOT drop off your association fees at this location.
Telephone the Onsite Operations Center. It will soon be equipped with a phone line where service requests can be made. In the interim, service requests can be made by calling Meadow at 248-348-5400.
Prior to requesting maintenance, it is important for homeowners to understand which items are the responsibility of the Association versus the homeowner. Please reference the Condominium Documents (or a summarized Responsibility Grid) to avoid unnecessary charges from being billed to your account.

Clubhouse

How do I access the clubhouse?

The clubhouse security system was upgraded in 2004. It features a proximity access reader that communicates with each individual key fob to unlock the front door and log entry to the building. It also features several motion sensitive digital cameras that monitor and record activity in/around the clubhouse. A key fob was distributed to each household during the upgrade. Like household and mailbox keys, clubhouse key fobs should be turned over to new owners when a home is sold. Homeowners can request additional or replacement key fobs for $25. Checks should be made payable to Barclay Park Association and sent to Meadow. After receiving payment, Meadow will notify the Board, and the Board will activate and mail a new key fob to the name & address on file with the Association. Note: Missing/Lost key fobs should be reported to Meadow immediately. The security system corresponds every active key fob to a specific address. Missing/Lost key fobs can be easily deactivated temporarily or permanently.

May I reserve the clubhouse?

Yes, the clubhouse may be reserved by homeowners. Reservations do not guarantee exclusive use of the clubhouse since other homeowners are entitled to use the clubhouse during another homeowner’s “private party.” Reservations are handled by Meadow. Check out the calendar for availability of the clubhouse. Download a copy of the Clubhouse Rental Reservation Form to inquire about the process and understand the clubhouse rules & regulations. All paperwork must be completed and all deposits submitted prior to approval of your reservation.

Condo Association and Board

I would like to become more involved in the Association. What is the best way to begin participating in the community?

The Board of Directors welcomes volunteers to help oversee the operations of the Association! One of the best ways to start getting involved in the Association is to meet your neighbors. The Association hosts several community functions each year. In the meantime, you can stay in touch with your neighbors by subscribing to the community e-mail list. For those with constructive ideas and a little bit of spare time, the Board strongly encourages homeowners to serve on a committee. This is where your ideas and efforts can really make a difference. The Association has already formed several committees: Grounds Maintenance Committee, Architectural Control Committee, Publicity Committee, and Clubhouse Committee. Contact any member of the Board to learn how to reach a committee head. Alternatively, consider forming a new committee that focuses on issues that interest you the most!

Who serves on the Board of Directors for Barclay Park Association? How were the members selected?

The Board of Directors was elected at an Annual Meeting held by the Association. The highest vote getters were selected to serve 1 or 2 year terms. Occasionally, Board members have resigned prior to completing their term, and the remaining Board members have appointed other homeowners to serve until the next Annual Meeting.

Who insures the Association’s common elements?

The Association’s insurance policy on the common elements is carried by Mid Century Insurance Company, policy #60383-81-41. Specific information can be obtained by contacting:

Note: The Association’s Master Deed and Bylaws REQUIRE all co-owner to have a separate, individual, Homeowner Insurance policy, typically referred to as an “H.O.6” insurance policy.  All owners should read and familiarize themselves with the insurance provisions and coverage limits as set forth in the Master Deed and Bylaws.  Thank you!

May I install a satellite dish outside my unit?

Homeowners may install a satellite dish on a Limited Common Element for their unit. The Board of Directors has established a Satellite Dish Specification on a “unit” type basis. It outlines specific information related to installing a satellite dish and running the corresponding cable(s) into the unit. For more information, click here.

Who was the developer for Barclay Park?

The developer’s name is Barclay Development Company, LLC, formerly owned and operated by Biltmore Properties. Midway through construction, Biltmore restructured, leading to the formation of a new, independent company – Bruce Building Company – that took over operations for Barclay Development Company.

Homeowners are responsible for complying with the City’s grill regulations.

Animals are not permitted to run loose at any time upon the Common Elements and shall be leashed and attended while on the Common Elements. Homeowners who would like to have additional pets per household simply need to request written approval from the Board of Directors.

When is trash pick-up? How do I get recycle bins?

The City of Ann Arbor picks up trash and recyclables on Wednesday mornings. In the event that a holiday falls on a Monday, Tuesday, or Wednesday of a particular week, trash pick-up is delayed by one day, thus it is picked up on Thursday morning. Note that homeowners may place their trash containers outside of their garage up to 24 hours ahead of pick-up and must remove their trash containers within 12 hours after pick-up. Recycle bins are available by calling the City of Ann Arbor’s Solid Waste Department at 99-GREEN (994-7336). For more information regarding the trash pick-up schedule, click here.

I would like to sell/rent my unit. Is there anything that I should know?

Homeowners may display one “for sale” or “for rent” sign per the Sign Specification. It outlines specific information related to the display of signs. For more information, click here. Homeowners wishing to rent their unit should: 1) review Article VI of the bylaws, and 2) contact the City of Ann Arbor’s Building Department for additional requirements pertaining to rental units.
